Winter is finally coming to an end and spring will soon be here! I think we are all ready for better weather! Below are the statistics for our local markets for the second half of the winter season.
In Stark County, the number of active listings was 509 in January 2021 and 416 in January 2022. Home sales were 311 in January 2021, dropping to 331 in January 2022. But the average market time is increased from 42 days in January 2021 to 36 days in January 2022. And the average sale price increased slightly from $170,250 in January 2021 to $177,340 in January 2022. The number of active listings in February 2021 was from 417 to 451 in February 2022. Home sales fell from 330 in February 2021 to 326 in February 2022. Days on market were 52 in February 2021 and 42 in February 2022. And the average sale price was $163,624 in February 2021, increasing significantly to $211,257 in February 2022.
In Trumbull County, the number of active listings increased from 213 in January 2021 to 170 in January 2022. The number of homes sold fell slightly from 163 in January 2021 to 152 in January 2022. Market Time decreased from 66 days in January 2021 to 46 days in January 2022. And the average sale price decreased from $118,282 in January 2021 to $150,330 in January 2022. In February 2021, Trumbull had 207 active listings, decreasing a low to 181 in February 2022. Home sales fell slightly from 165 in February 2021 to 152 in February 2022. Days on market were 56 in February 2021 and 57 in February 2022. And the sale price average went from $122,245 in February 2021 to $134,440 in February 2022.
In Carroll County, the number of active listings fell from 36 in January 2021 to 15 in January 2022. Home sales fell from 32 in January 2021 to 23 in January 2022. Average time to market fell from 101 days in January 2021 to 68 days. in January 2022. And the average sale price increased from $170,509 in January 2021 to $291,801 in January 2022. In February 2021, active listings were 20 and increased slightly to 27 in February 2022. Sales homes were 23 in February 2021, dropping slightly to 16 in February 2022. Days on market increased from 52 in February 2021 to 75 in February 2022. And the average sale price was $183,536 in February 2021, rising sharply to reach $271,997 in February 2022.
